As we move into 2026, I wanted to share a clear look at the current market and the year behind us.

Across Pierce and Kitsap Counties, 2025 looked different than what many had grown used to. Homes were not moving at the pace we once knew. Days on market stretched past 30 days in many cases, price reductions became more common, and buyers were active but more deliberate. The urgency of prior years gave way to a market that required patience, flexibility, and thoughtful positioning.

2025 was a year of learning, adjusting, and gaining a deeper understanding of what works and what doesn’t in today’s market. Both buyers and sellers had to shift expectations, and success came from strategy rather than speed.

Looking ahead, that experience matters. The market entering 2026 rewards preparation, realistic pricing, and local insight. Buyers are still out there, and well-positioned homes are still selling, but the approach matters more than ever.
